Most Landlords requirements can be catered for within the three service levels detailed, however, we are very flexible and will normally be able to accommodate any specific requirements.

Marketing Service
- Comprehensive marketing via the internet on our website and other affiliated sites
- Colour A4 adverts placed in our shop window
- Promotion through other local business premises with whom we have negotiated marketing opportunities
- Feature property listing on our website
- Optional 'Hot Property' listing for exclusive lets
- Arrange advertisements, if required, in local press. Local press advertising will be arranged at cost price.
- Installation of 'TO LET' signage board and removal on completion of let
Tenant Selection
- Carry out viewings of the property with prospective tenants including weekend and evening viewings
- Vet tenants through a recognised credit agency
- Informal interviews of all tenants
- Comprehensive tenant referencing and processing tenant's application once all checks have been verified
- Check guarantor references if required
Level 1 Full Property Management
- This service includes all of the services detailed in our: Marketing Section, Tenant Selection
- Rental valuation of property
- Drawing up of Short Assured Tenancy Agreement
- Preparing a detailed Inventory and Schedule of Condition
- Security deposit collection
- Monthly rent collection, and forwarding onto the landlord
- Advice on landlord legal requirements
- Notifying the council tax and utility companies the name of the person or persons responsible for the payment of bills from the period the tenancy commences
- Provide details of professional legal advice and information on conveyance services
- Provide details of professional insurance services
- Arrange statutory Landlord Gas Safety Certificate
- Arrange statutory Energy Performance Certificate
- Arrange Electrical Safety Certificate
- Instruct professional tradesmen to carry out reactive maintenance to an agreed limit of £150 (any works over this amount would require landlord approval)
- Agree inventory and meter reading with incoming and outgoing tenants
- Provide 'check in service', familiarising tenants with property heating, etc
- Provide 'check out service' with tenants, agreeing inventory and inspecting property
- Carry out periodic inspections to properties every 3 months
- Provide 24 hour emergency contact for all tenants at no charge to tenant or landlord
Level 2 Tennant Finding Service (Let Only)
- This service includes all of the services detailed in our: Marketing Section, Tenant Selection
- Rental valuation of property
- Drawing up of Short Assured Tenancy Agreement
- Preparing a detailed Inventory and Schedule of Condition
- Security deposit collection
- Collecting the first Month's rent and forwarding onto the landlord
- Advice on Landlord legal requirements
- Notifying the council tax and utility companies of the name of the person or persons responsible for the payment of bills from the period the tenancy commences
- Provide details of professional legal advice and information on conveyancing services
- Provide details of professional insurance services
- Arrange statutory Landlord Gas Safety Certificate
- Arrange statutory Energy Performance Certificate
- Arrange Electrical Safety Certificate
Level 3 Marketing Only Service
- A fixed price service which is payable in advance
- Erection of 'To Let' board
